Your rental in Derry has a tenant who won't renew and a kitchen that still smells of an old grease fire. You're done being a landlord, and you'd like a buyer who takes the house as it is. A Derry company called Baldwin Home Buyers shows up when you search. Before you dial, you want a Baldwin Home Buyers review that sticks to facts.
This one does. It draws on Baldwin's own site, its BBB profile and HomeLight's Manchester roundup, all checked in October 2026. It also answers a fair follow-up question: how does Baldwin compare with IPS Cash, the Nashua cash buyer?
IPS Cash has been buying New Hampshire houses since 2016. Its office is in Nashua, and its Londonderry and Salem pages list Derry among the nearby towns it covers. The BBB rates it A+, with accreditation since 2024. Google shows 4.8 stars from 172 reviews (October 2026), which is a longer public record than most local buyers we researched.
It's set up for tired landlords. IPS Cash buys rentals with or without tenants, and it takes fire damage, hoarder homes and houses that need major repairs. You won't pay commissions or fees, and closing costs are covered and priced into the offer. Joshua Mills sold to IPS Cash and wrote on Google, "They were able to get me a fair offer on my house. LJ was a delight to work with."
The BBB lists Baldwin Home Buyers LLC with Kevin Garrabrant as owner. The company's own site introduces "Kevin," "a compassionate real estate investor originally from New Hampshire," and David Thompson, "a seasoned house rehab expert with 15 years of experience, originally from Hampstead, NH." It describes itself plainly: "We're a family-owned business."
That's a likable setup. A small family company with a rehab lead from a nearby town likely knows what old New Hampshire houses tend to need.
The site says it's "based out of Derry, NH." The BBB lists a PO Box in Derry. There's no street address on the site, and the phone number, (207) 888-8787, carries a Maine area code. The company page's title also says "Portland." Neither detail is a problem on its own. Still, it's worth asking where the team works day to day, who will walk through your house, and where your closing would happen, since those answers tell you how local the operation really is.
Baldwin holds an A+ from the BBB and has been accredited since October 2023. The BBB shows the business started in November 2020, so it's a younger company than several others in the area. The site makes no years-in-business claim of its own.
Reviews are thin but positive. A good Baldwin Home Buyers review, then, has less outside material to lean on than you'd find for older buyers. The homepage shows four Google review excerpts without a rating or count. HomeLight's Manchester roundup, updated in June 2026, gives it a 4.8-star Google rating on 19 reviews. HomeLight placed it fourth on that Manchester list, behind NH Home Buyers, HomeLight's own Simple Sale and New England Home Buyers. It isn't listed in Clever's New Hampshire directory.
Baldwin says it makes an offer "within 24 hours" and can close "in as little as 7 days." Its FAQ adds, "we can make a decision to buy your house within a couple of days (sometimes the same day)." The site doesn't list a longest closing window. If you need several weeks to sort things out with a tenant, ask about that up front.
IPS Cash says it aims for an offer within about 24 hours, usually after its team visits. You can close in as little as 7 days or pick a date about two months out. Sellers who need to stay longer after closing can ask about an occupancy agreement.
Baldwin's homepage says, "There are no commissions or fees and no obligation whatsoever." Its headline reads "We Pay All Costs!" The FAQ softens that to "we'll often pay for the closing costs too!" Ask which version applies to your sale, and get it on a net sheet.
On funding, the site says, "we buy houses with cash and don't have to rely on traditional bank financing." It doesn't say whose cash, and it doesn't address assignment or earnest money. Those gaps aren't unusual. Almost every buyer we researched leaves them off its site, which is exactly why you should ask.
Baldwin buys "in ANY CONDITION in Maine, New Hampshire and Massachusetts." The homepage lists inherited, vacant, rental, fire-damaged and tenant-occupied houses. It doesn't name mobile homes, land or multi-family buildings, and it doesn't list towns.
IPS Cash names a wider range: houses, condos, townhomes, duplexes and two-family homes, land and mobile homes. Its pages list dozens of New Hampshire towns, from Nashua and Hudson to Exeter, Concord and Conway.
For a Derry rental like yours, both would take the tenant and the smoke damage. The real gap is in what else each one buys and how far out you can set the date.
| Question | Baldwin Home Buyers | IPS Cash |
|---|---|---|
| Base | Derry PO Box | Nashua office |
| BBB start | 2020 | 2016 |
| BBB accredited | Since 2023, A+ | Since 2024, A+ |
| 4.8 on 19, per HomeLight | See the count above | |
| Longest closing | Not stated | About 60 days |
| Land and mobile homes | Not named | Yes |
Baldwin has held BBB accreditation almost a year longer than IPS Cash, and that's a fair point in its favor. If its "We Pay All Costs!" headline appeals to you, ask IPS Cash to show its own closing cost terms in writing.
IPS Cash comes with a caution, too. A few of its sellers say the price dropped after an inspection. Ask both companies:
Baldwin may be right for a Derry-area seller who likes a small family buyer and has a standard house to sell. It's a fair company to get a second offer from. This Baldwin Home Buyers review comes down to scale, though. IPS Cash has more years in business, a longer review record, and room for land, mobile homes and later closing dates. Call the Nashua team first, then compare the offers side by side, with no pressure to decide fast.
