We Buy Ugly Houses (HomeVestors) vs. LVN Real Estate in Denver, Which Is Right for You?

Your aunt's old house in Denver has a sagging porch, a dated kitchen and forty years of boxes in the basement, and you don't want to fix any of it. So you search Denver cash home buyers We Buy Ugly Houses HomeVestors, and two kinds of names come back. One is a national franchise brand. The other is a local investor like LVN Real Estate.

Both buy houses for cash, as is. They're built in very different ways, though, and that changes who you'll talk to, who sets the price and what you'll be asked to sign. This comparison uses only what each company publishes, plus public BBB records, and you can check every line yourself.

Where LVN Real Estate Stands Out

LVN Real Estate is a Denver investment company that calls itself veteran-owned. The BBB names founder Kyle Doney as its owner. The company's site says he served six years in the Air Force, stateside and overseas. LVN has bought Colorado houses since 2015. The BBB has rated it A+ and accredited since August 2017.

LVN buys with its own cash. Its FAQ says it may repair a house and resell it to another owner, or keep it as a rental, which is how it earns a profit. It's also upfront that its offers land below market value. Commissions and fees don't apply, and LVN says it'll often cover the closing costs too.

You set the pace. LVN can close in as little as 7 days, or it can wait for the date you pick. Mo Jammoul wrote on Google, "He was able to close on the house based on my schedule and made the whole process a great experience."

How HomeVestors Works in Denver

HomeVestors of America runs the We Buy Ugly Houses brand through franchise offices, and its footer says, "Each franchise office is independently owned and operated." So the person who walks your house works for a local franchise owner. That local office, not the head office in Dallas, makes the offer.

The Denver page doesn't name that local owner. The brand's Denver and Colorado pages show no Denver street address, just the national line, 866-200-6475, and a zip code finder. HomeLight's Denver roundup says the Denver location has been BBB accredited since 2011 with an A+ rating, yet no HomeVestors page confirms it, so treat that as a third-party claim. If your search for Denver cash home buyers We Buy Ugly Houses HomeVestors only turned up a national phone line, that's the franchise model at work.

The brand has real strengths. HomeLight says it has bought houses since 1996, and it puts seller protections in writing that many small buyers don't. Its FAQ says that after you sign, "you have the next three days to consider your decision." Franchise Times reported in January 2024 that HomeVestors made that option period standard in fall 2023, along with standard disclosures and a ban on lis pendens filings. Those changes came after a 2023 ProPublica series that criticized some franchise owners.

It's honest about price as well. The Denver page says, "Our offers are typically discounted below market value in exchange for speed and convenience." It says it can "often close in as little as 3 weeks, or later if you need more time," and the FAQ ties that three-week pace to "some situations."

The Two Side by Side

How You Get an Offer

With LVN, you fill out a short form or call, and LVN says it aims to send a cash offer within 24 hours. It then walks through the house and confirms the number. HomeVestors' FAQ says it often makes an offer the same day, after a local specialist visits in person. Neither one publishes a formula or a percentage of value.

Your Closing Date

Here's the clearest gap. LVN can close in as little as 7 days or later on your schedule, while HomeVestors puts its fast case at about three weeks. If a foreclosure sale or a new job is close, that gap matters. Dennis Johnston sold LVN an abandoned rental in Wiggins, and he wrote on Google, "They made all the arrangements and we closed about two weeks after initial contact."

Repairs, Cleaning and the Stuff Left Behind

Both buy as is. LVN's pages say you don't need to make repairs or even clean, and the company names fire damage and foundation trouble among the problems it takes on. The HomeVestors brand is built around ugly houses, so a rough kitchen won't scare it off either.

What Each One Buys, and Where

LVN buys houses, condos, townhomes, duplexes and multi-family buildings, and in Colorado it also buys land and commercial property. It covers the Denver metro and the Front Range, with pages for Aurora, Thornton, Lakewood and Boulder, and it reaches Pueblo and Grand Junction. Outside Colorado, it buys in northwest Arkansas, western North Carolina and the Cheyenne area.

HomeVestors' FAQ lists houses, townhomes, condos, multi-tenant buildings, commercial property and mobile homes. If you own a mobile home, that's a point for HomeVestors. LVN's pages don't list them.

Fees and Closing Costs

Neither charges a commission. HomeVestors says it doesn't charge "commissions or real estate fees of any kind" and pays typical closing costs. LVN charges no fees and often pays closing costs, though often isn't always, so ask both for a written net sheet before you sign.

Who Each Company Suits

HomeVestors may suit you if you want a national brand with a written three-day window, if you're selling a mobile home, or if waiting about three weeks won't hurt you.

LVN suits you if you want to know the owner's name before you sign, or if you need to close inside a week or two. Landlords are a good match, since it buys rentals whether they're occupied or empty. So are heirs with a probate case. Sheryle Peterson had been in the same home for 26 years and was wary of the whole idea. The Google review reads, "Nate Sylvan was patient and helpful with all of my seemingly endless questions and concerns."

Questions to Ask Before You Sign

Colorado's standard CBS1 contract says it "IS NOT assignable by Buyer unless otherwise specified" in its added terms. Read those added terms closely, then ask every name on your Denver cash home buyers We Buy Ugly Houses HomeVestors list these questions.

HomeVestors publishes its three-day window. LVN doesn't publish one, so ask LVN to add a matching review period to your contract, and ask it the same buyer-of-record question you'd ask anyone. A few LVN Google reviewers describe the price moving after a contractor's visit, so get clear terms on what could change the number.
